Repair or replace

The honest answer depends on the roof in front of us.

We explain the age, damage, and cost factors plainly, then recommend a repair when it is enough.

A practical decision

Start with the condition, not the biggest possible job.

We inspect the full roof so you can understand whether a focused repair protects the home or whether a replacement deserves a conversation.

Repair first

A repair is usually enough when:

  • The damage is in one spot or one slope, such as a few blown-off shingles, one leaking pipe boot, or a chimney flashing leak.
  • The roof is under about 15 years old.
  • The decking feels solid when we walk it.
  • The shingles still have most of their granules.

Replacement conversation

It is time to talk about replacement when:

  • The shingles are 20 or more years old and worn bare across several slopes.
  • Most of the roof is curling, cupping, or cracking.
  • The decking is soft or rotted in more than one area.
  • It leaks in several places.
  • Hail has bruised the whole roof, often an insurance claim.
  • There are already two layers of shingles.

Repair cost in context

How we weigh the cost.

Most of our repairs run from a few hundred dollars to about $2,000. If a repair would cost more than about a third of a new roof, or the roof would likely need another repair within two or three years, we say so plainly.

Hail and high wind are the most common reasons Johnson County roofs wear out early.

We only quote a replacement when the inspection shows it is needed.

An honest recommendation

A replacement quote is not the default.

“

They told us we did not need a new roof. Fixed the flashing for a fraction of the quote we had.
